2024 General Reassessment process As required by law, Clarke County has been working on a general reassessment of real estate in the county this past year. To complete this work, the county hired Wampler-Eanes to visit each property and provide an updated value of the property and improvements. Wampler-Eanes also completed a sales ratio report based on recent real estate transactions in the county. While the final numbers are still being computed, we do expect a significant increase in values as the last reassessment was completed in 2019. A recent Washington Post article noted that nationwide, home prices have surged 54% since 2019. The new values become effective January 1, 2025.

The myth that this was caused by Craigslist or Google drives me bonkers. Throughout the 80s and 90s, private equity firms and hedge funds gobbled up local news enterprises to extract their real estate. They didn’t give a shit about journalism; they just wanted prime real estate that they could develop. And news organizations had it in the form of buildings in the middle of town. So financiers squeezed the news orgs until there was no money to be squeezed and then they hung them out to dry. There was no configuration in which local news was going to survive, no magical upwards trajectory of revenue based on advertising alone. If it weren’t for Craigslist and Google, the financiers would’ve squeezed these enterprises for a few more years, but the end state was always failure.
danah boyd posits that journalism in the United States didn't fail as the result of Craigslist or Google, but because of hedge funds and investors acquiring them to strip out their valuable real estate.

For the past two decades, Evergrande has taken advantage of cheap credit to massively expand its real estate empire. The company reported $108 billion in annual sales and some $356 billion in assets. But as the number of competitors increased, Craig had a constant flow of customers. After integrating real estate marketing automation, Eaton Realty processed over 500 leads in the first month. This required full-time work from multiple agents, which may have had a minor impact. This was one of the best examples of how real estate marketing automation can save business costs and have a positive impact on the process.

The next year, the paper wrote glowingly in its news pages of a segregation ordinance — “preventing negroes from moving” into majority-white neighborhoods and vice versa — signed into law in 1910. The measure was drafted, one article claimed, after white residents in the northwest section of the city decried “the encroachment of the negroes into white residential sections, lowering property values and driving white people from the neighborhoods in which, previous to the black invasion, they had liked to live.” As Antero Pietila, a former Sun reporter, noted in his 2010 book, “Not in My Neighborhood: How Bigotry Shaped a Great American City,” that particular ordinance paved the way for residential segregation in America. Nothing else like it was on the books anywhere, and legislation modeled after it soon sprung up in other regions of the country.
A segregation ordinance in 1910 in Maryland became a model for legislation in many areas of America which encouraged residential segregation across the country.

How many times you thought a heavy bank account will make you happy? How many times you thought the same about careers, romantic lovers, fame or children and villa on a sheer? You might have also had some reveries that drinking alcohol will do or using drugs of any kind. Dig deep in this idea: what is it that you really want? If you look good enough you'll see the only reason why you're seeking all those things -- the joy is tied to them within your mind and it is joy indeed you really want. And yet, how many times your idols failed you? Weren't you shocked by the amount of side effects they bring? You thought a zillion coins will give you peace and happiness but what you've got is constant worry and distress. Is it not time for you stop chasing carrots but focus on your real goal instead?
If you would look on anyone more closely to figure out their motivation and what exactly makes them tick, you'll be surprised to see that you are not the only one who's chasing happiness, it is at root for anyone indeed. There is no difference between a mother of a baby and user of some drug except in ways they're looking for it: the mother plans to get it from her baby the other - from the drug. Even the biggest tyrants you can name were doing what they've done only because they honestly believed: this is the way to joy. And so the universal goal is equal but everyone has a unique and special plan on how to get it, a map their very own. But if you've dared to lift this heavy brick of paper, it means you are among of those who've started to suspect: your plan has failed.

Corporations generally pay tax at about 50% on net rental income, and at about 25% on a rental property capital gain (rates differ by province). This is similar to what a top-rate taxpayer might pay if they owned the same property personally. Therefore, many people would pay less tax to own a rental property personally instead of corporately, and could also avoid the cost and complexity of the corporate structure.
If that's true then it makes no sense to run a rental business through your corporation.

In ecology, edge effects are changes in population or community structures that occur at the boundary of two or more habitats.[1] Areas with small habitat fragments exhibit especially pronounced edge effects that may extend throughout the range. As the edge effects increase, the boundary habitat allows for greater biodiversity.

Yesterday, I was thinking about how my life embodies the concept of edge effects. That same day, a book was delivered to our door, Design for the Real World by Victor Papanek.
Today, I was reading these words:

Integrated, comprehensive, anticipatory design is the act of planning and shaping carried on across the various disciplines, an act continuously carried on at interfaces between them.
Victor Papanek goes on to say:
It is at the border of different techniques or disciplines that most new discoveries are made and most action is inaugurated. It is when two differing areas of knowledge are brought into contact with one another that… a new science may come into being.

Exiles and Emigrés
The Bauhaus spread its ideas because it existed at the boundaries, the avant-garde, the edges of what was thought to be possible, especially as a socialist utopian idea found its way to a capitalist industrial-military complex, where the concept of modernism was co-opted and colonized by globalizing economic forces beyond the control of the individual. Design was the virus that propagated around the world through the vehicle of corporate globalization.
That same design ethic is infecting corporations with a conscience, with empathy, with a process that begins with listening to people. Design is the virus that can spread the values of unconditional love throughout the body of neoliberal capitalism.

Papanek on the Bauhaus
Many of the “sane design” or “design reform” movements of the time, such as those engendered by the writings and teachings of William Morris in England and Elbert Hubbard in the United States, were rooted in a sort of Luddite antimachine philosophy. By contrast Frank Llloyd Wright said as early as 1894 that “the machine is here to stay” and that the designer should “use this normal tool of civilization to best advantage instead of prostituting it as he has hitherto done in reproducing with murderous ubiquity forms born of other times and other conditions which it can only serve to destroy.” Yet designers of the last century were either perpetrators of voluptuous Victorian-Baroque or members of an artsy-craftsy clique who were dismayed by machine technology. The work of the Kunstgewerbeschule in Austria and the German Werkbund anticipated things to come, but it was not until Walter Gropius founded the German Bauhaus in 1919 that an uneasy marriage between art and machine was achieved.
No design school in history had greater influence in shaping taste and design than the Bauhaus. It was the first school to consider design a vital part of the production process rather than “applied art” or “industrial arts.” It became the first international forum on design because it drew its faculty and students from all over the world, and its influence traveled as these people later founded design offices and schools in many countries. Almost every major design school in the United States today still uses the basic foundation course developed by the Bauhaus. It made good sense in 1919 to let a German 19-year-old experiment with drill press and circular saw, welding torch and lathe, so that he might “experience the interaction between tool and material.” Today the same method is an anachronism, for an American teenager has spent much of his life in a machine-dominated society (and cumulatively probably a great deal of time lying under various automobiles, souping them up). For a student whose American design school slavishly imitates teaching patterns developed by the Bauhaus, computer sciences and electronics and plastics technology and cybernetics and bionics simply do not exist. The courses the Bauhaus developed were excellent for their time and place (telesis), but American schools following this pattern in the eighties are perpetuating design infantilism.
The Bauhaus was in a sense a nonadaptive mutation in design, for the genes contributing to its convergence characteristics were badly chosen. In boldface type, it announced its manifesto: “Architects, sculptors, painters, we must all turn to the crafts.… Let us create a new guild of craftsmen!” The heavy emphasis on interaction between crafts, art, and design turned out to be a blind alley. The inherent nihilism of the pictorial arts of the post-World War I period had little to contribute that would be useful to the average, or even to the discriminating, consumer. The paintings of Kandinsky, Klee, Feininger, et al., on the other hand, had no connection whatsoever with the anemic elegance some designers imposed on products.

Real America isn’t a shining city on a hill with its gates open to freedom-loving people everywhere. Nor is it a cosmopolitan club to which the right talents and credentials will get you admitted no matter who you are or where you’re from. It’s a provincial village where everyone knows everyone’s business, no one has much more money than anyone else, and only a few misfits ever move away. The villagers can fix their own boilers, and they go out of their way to help a neighbor in a jam. A new face on the street will draw immediate attention and suspicion.

I used to think this. (That isn't to say I've changed my mind. I'm just not convinced one way or the other.)
Another foreseeable outcome, relative to the time when the friend here was making the comment, is that it would lead to people being nastier in real life. Whether that's true or not (and I think that it might be), Twitter has turned out to be a cesspool, and it has shown us that people are willing to engage in all sorts of nastiness under their real name.

Weil sie ins Bewusstsein ruft, dass wir, die wir ständig ein Smartphone mit uns herumtragen, für die digitalen Zwillinge unserer Verkehrswege als Verkehrszähler fungieren. Und sich die so erhobenen Nutzungsdaten eben fast ohne Zusatzkosten auswerten, hin- und herbewegen und für alle möglichen Dinge verwenden lassen. Zum Beispiel um Staus zu umfahren, von deren Existenz das System uns nicht einmal in Kenntnis setzt.

Das bedeutet aber auch, dass die digitale Abbildung der Dinge um uns herum nicht mehr primär beeinflusst, was wir mit den Dingen tun, die uns real umgeben. Sondern sie beginnt auch, das reale Objekt zu beeinflussen. Man könnte so weit gehen und sagen, dass die digitale Sphäre zunehmend die Kontrolle, die Steuerungsfunktion übernimmt.

- Wer genau verfügt über diese Kontrolle? Wo im vor-digitalen Leben begegnen wir Verhältnissen, in denen uns eine eigengesetzliche Welt gegenüber tritt, die wir als "Realität" einfach hinnehmen?

Welche Wechselwirkung und welches Eigenleben die Existenz digitaler Zwillinge mit sich bringt, wie sie uns und die Dinge in der realen Welt beeinflussen – all diese Auswirkungen einer immer weiter fortschreitenden Digitalisierung beginnen wir erst zu verstehen, während sie längst geschehen und sich bereits tief in unserem Alltag verankert haben.
Was ist hier genau mit "reale Welt" gemeint? Was ist anders bei "Wechselwirkung und Eigenleben", wenn man Google Maps vergleicht mit dem alten System von Autoradio-Verkehrsmeldungen?

Inzwischen aber ragt diese Idee längst in viele andere Lebensbereichen hinein. Überall werden digitale Abbilder von realen Objekten geschaffen. Teils wird sogar bereits versucht, dies für Personen zu tun.

Perhaps unrelated, but I'm reminded here of a passage from Cormac McCarthy's The Crossing -- "The world has no name, he said. The names of the cerros and the sierras and the deserts exist only on maps. We name them that we do not lose our way. Yet it was because the way was lost to us already that we have made those names. The world cannot be lost. We are the ones. And it is because these names and these are our own naming that they cannot save us. That they cannot find for us the way again" (387).
I like this quote because it makes explicit the real/symbolic distinction that we apply to nature, similar to Siegert's music example. The world simply exists, but we interact with it symbolically, assigning names and numbers to denote physical locations or geographic/geological features.
